To improve the living conditions of
our homeowners with limited incomes and keep Sarasota's neighborhoods
beautiful, The Office of Housing and Community Development
(OHCD) provides interest free loans for home repairs through
our Rehabilitation Assistance Program. Since homeowners have
different rehabilitation needs, OHCD offers an Emergency Rehabilitation
Program and a Comprehensive Rehabilitation Program
The Emergency Rehabilitation Program
is unique because it addresses problems that pose an immediate
threat to the health or safety of the occupants. It can be
usd to correct major systems that involve electrical, plumbing,
roofing, heating and air conditioning. The maximum loan under
the emergency program is $12,000. Homeowners whose income
is at or below 80% of
the median income adjusted to household size and whose
home value does not exceed $304,223 may participate. Program
assistance is in the form of a 0% loan that is deferred until
the property is transferred, no longer owner occupied as a
primary residence or 30 years, whichever comes first.
The Comprehensive Rehabilitation Program
will provide assistance to homeowners to repair their homes
to comply with local housing codes and rehabilitation standards.
Participants are not required to make payments on
their loan until the home is sold, no longer owner-occupied,
or until 30 years has passed.
Homeowners must be at or below 80%
of the area median income, adjusted for family size,
to qualify for assistance.. In addition, the value of the
home cannot exceed $304,223. The amount of assistance is based
on available home equity and the amount of home repairs needed.
The maximum assistance cannot exceed $60,000.
After an application is accepted, an inspector from OHCD visits participants' homes to determine repairs that are needed. Participants must then gather proposals for renovations from a licensed contractor that they choose.
Both these programs provide greater
safety and security to our local homeowners.
